Existing Home Sales Dip, but Post Best Winter in 5 Years

 U.S. previously occupied home sales dipped last month, but winters sales were the best in five years.   The National Association of Realtors said home sales fell 0.9 percent last month to a seasonally adjusted annual rate of 4.59 million.  Last week brought bad news for wealthy unmarried couples who own homes together. The U.S. Tax Court held that the $1.1 million limit on the mortgage interest deduction must be applied per residence, not per taxpayer, even where the co-owners are unmarried and file separate tax returns. Home mortgage interest for a loan or loans totaling $1 million is deductible as an itemized deduction.  A Coldwell Banker Real Estate survey of more than 600 of the company's real estate agents across the U.S. shows that, according to a slight majority of the agents polled (51 percent), home sellers are more willing to lower their asking prices to increase the chance of a sale than they were last year. Home sellers are also more willing to reconfigure their homes to facilitate a sale this year than they were last year, according to 45 percent of the survey respondents.
